Deposit scheme guide
Tenancy Deposit Scheme (TDS)
TDS operates both an insured and a custodial scheme and is widely used by letting agents.

How to check
- Use the TDS 'Check your deposit' tool on its website.
- Enter the property postcode, your surname and deposit details.
- Ask your agent for the TDS certificate and deposit ID if you can't find it.
TDS Insured and TDS Custodial
With TDS Insured, the landlord or agent keeps the deposit and pays a fee to insure it. With TDS Custodial, TDS holds the money. Both are lawful protection.
Adjudication
TDS's free adjudication service decides disputes on written evidence. Check-in and check-out inventories, photos and receipts carry the most weight.
