Tenancy types
Deposit rights for student tenants
Students renting privately on assured shorthold tenancies are protected in exactly the same way as any other tenant.

Halls vs private lets
University-owned halls and some purpose-built student accommodation are often not ASTs, so the deposit rules may not apply. Private student houses and flats almost always are ASTs.
Parents and guarantors
If a parent paid the deposit, they are a 'relevant person' and must also be given the Prescribed Information. Failure to serve them can be a breach in its own right.
Year-on-year contracts
Many students sign a new fixed-term contract each year. Each new tenancy may require fresh compliance, which can multiply the compensation available (Superstrike v Rodrigues).
